Do MCH homes come with a finished driveway and lawn?
Yes, every unit includes a poured concrete driveway wide enough to fit two cars, as well as hydro-seeded grass throughout the lawn.
What are the available interior and exterior finish options?
Exterior finishes are predetermined by the builder and cannot be changed. Interior finishes must be chosen by the purchaser at least two weeks before the scheduled dig date of the unit. MCH offers 4 Interior Options which can be viewed under “MODELS”.
What are the available upgrades?
All units come with luxury vinyl throughout the main living areas, bathrooms and laundry room, and carpet in the bedrooms. MCH provides select upgrades which are outlined below. Pricing will vary by model.
1. Granite countertops and luxury vinyl flooring to replace the carpet in the bedrooms
2. Granite countertops and hardwood throughout main living areas and bedrooms, ceramic tile in the bathrooms

Can I customize my home?
Interior options and upgrades may be selected from our predetermined offerings up to two weeks before the scheduled dig date of a home. Maple City Homes is not a custom home builder. Our mass production is made possible through the efficiencies of building our established models. For this reason, we do not allow customization to floorplans and finishes outside our established options and upgrades.
What is the deposit structure?
A deposit of $5,000 is required to begin the paperwork for a sale. After an Agreement of Purchase and Sale has been signed, 10% of the purchase price is required as a deposit (less the $5,000 already paid). The remaining balance is due upon closing.
Do you cooperate with Realtors?
Yes. We offer Realtors a $2,500 referral fee paid upon closing. A Builder Brokerage Cooperation Agreement must be signed along with the Reservation Agreement or Agreement of Purchase and Sale.
Can I assign my purchase agreement?
No. Maple City Homes does not offer assignment clauses. If you no longer wish to proceed with the purchase, the agreement must be terminated.
Can I look through my house while it is being constructed?
You will be given the opportunity to view your home when you attend your Tarion Pre-Delivery Inspection approximately one week before the closing date of your purchase. Until the closing date, the property is owned by MCH, and entrance onto the site is trespassing.
What methods of payment are acceptable for deposits?
Accepted methods of payment include a certified cheque/bank draft/money order made out to Maple City Homes Ltd. and delivered to 268 Moonstone Crescent, Chatham ON, N7M 0S1 OR via wire transfer. For account details please contact email@example.com.
