The Government of Canada has officially introduced the First-Time Home Buyers’ GST/HST Rebate, now in effect as of March 2026 and dating back to homes purchased after March 20, 2025!
This program is designed to make new homeownership more affordable by helping eligible buyers recover a significant portion of the federal sales tax paid on a new home.
💡 What the Rebate Offers
- Up to 100% of the GST (or federal portion of HST) on new homes
- Maximum rebate of $50,000
- Applies to new or substantially renovated homes
📊 How It Works
- Homes ≤ $1 million → Full rebate (up to $50,000)
- Homes $1M–$1.5M → Rebate is gradually reduced
- Homes ≥ $1.5M → Not eligible
✅ Who Qualifies
To be eligible, buyers must:
- Be a first-time home buyer (no home ownership in the past 4 years)
- Be a Canadian citizen or permanent resident
- Purchase a home as their primary residence
- Purchase or build a new or substantially renovated home
- Enter into an agreement on or after March 20, 2025
